Delivered as a printed manual and a searchable digital copy, ready to use at home, to hand over at closing, or to show buyers during a listing.
The Estate Manual is prepared through Alerion Estate Management. Each manual is priced by the size and complexity of the home, confirmed after a first look at the property.

What is an Estate Manual?
A complete record of a home: every system with its make, model, and warranty, the location of every shut-off and access point, the trades who know the home, and a maintenance schedule. It is sometimes called a property manual or home manual.
Do I need to be home for the walkthrough?
No. You are welcome to walk the property with me, or I can work on my own with access to the home and its mechanical rooms, attic, and crawl spaces.
What if I already have documents from the builder or previous owner?
They go in. Builder handover documents, appliance manuals, service records, and warranty cards are all incorporated, and the gaps are filled in.
How is it priced?
Each manual is priced by the size and complexity of the home. Scope and cost are confirmed after a first look at the property.
Does it commit me to ongoing estate management?
No. The Estate Manual stands on its own. Some owners use it as a first step before deciding on ongoing care, and there is no obligation either way.
