Estate Management
for Second Homes
in Charlotte & Lake Norman
A second home needs watching over, whether you are an hour away or three states away.
Vantesso was built to explain what estate management actually involves for homes here: the inspections, the vendors, the seasonal work, and the emergencies that come with a house you are not always in.

You Get Your Time Back. An Estate Manager Handles Everything Else.
Your time at the house should be spent with your family, not on the phone with a contractor. That is what oversight is for: someone watching the house, managing the vendors, and catching the small problems before they reach you.
Most of that never needs your attention, which is the point of having someone in the role. I work as an estate manager with Alerion Estate Management, and this is the work that fills a week. Every other minute here is yours.
The Six Areas the Work Falls Into
Inspections, emergency response, vendor coordination, renovation oversight, and boat and vehicle care. On Lake Norman and Charlotte properties the work tends to fall into six areas, with one point of contact holding all of them together.
Regular Property Inspections & Home Watch
Scheduled walkthroughs of the property every month, with systems and vehicles checked, tested, and documented with photos. You receive a written report and early notice of anything worth watching, long before it becomes a repair.
- HVAC, plumbing, and electrical monitoring
- Security and irrigation systems
- Written reports with photos
Vendor & Contractor Coordination
Every service provider vetted, scheduled, and overseen, from landscapers to specialized contractors. The owner gets quality work at fair pricing without managing any of it.
- Contractor vetting and scheduling
- Work quality inspections
- All invoices merged into one monthly statement for easy payment
Handyman Services
We handle the routine work ourselves: filters, bulbs, minor fixes, punch-list items done the same day, between vendor visits. We can also diagnose a problem before deciding whether it needs a trade at all.
- Light repairs and routine fixes on-site
- Filter, bulb, and battery replacements
- Punch-list items handled immediately
Rapid Response, Including Weekends & Holidays
Things go wrong on Saturdays. Response seven days a week means a burst pipe gets contained and the right people are moving right away, rather than waiting until Monday.
- Extended-hours availability, including weekends and holidays
- Fast on-site response
- Technical troubleshooting and temporary repairs
Boat, Dock & Lift Care
On Lake Norman, waterfront adds a category most estate management does not cover. Docks, lifts, and watercraft are mechanical systems with their own seasons and failure points, and they need someone who genuinely knows marine equipment.
- Boat and watercraft maintenance coordination
- Seasonal winterization services
- Dock and lift management
Concierge & Lifestyle
We handle much more than just routine maintenance.
- Arrival Preperation & Departure Resets
- Errands & Personal Shopping
- Organizing & Inventory Management
- Mail & Package Handling
- Household Staff Coordination
- Reservations & Event Planning
Not every property needs all six, and the mix shifts with how often the house is used. I work across all of them as an estate manager with Alerion Estate Management, with the marine and mechanical side coming from fifteen years experience.
How it works
The First Conversation
A short call or a meeting at the property, to work out what the home needs and how many hours per month you require.
Onboarding
We get to know the property. Systems are documented, vendors are identified, checklists are built.
Ongoing Oversight
Weekly visits, vendors are scheduled, small repairs are handled, systems are serviced.
Arrive to a home that's ready
No surprises, no scrambling, no vacation days wasted on the phone.
I work as an estate manager on Lake Norman with Alerion Estate Management, covering Cornelius, Davidson, Huntersville, Mooresville, Denver, as well as the Charlotte area.
Start with a short conversationWhere This Work Happens
Estate management here splits into two markets with different demands. Charlotte's established neighborhoods are primary residences with mature landscaping and older systems. Lake Norman is largely second homes with waterfront, docks, and lifts that need seasonal attention.

Having grown up following my father into the estates he managed, I spent the next fifteen years managing yachts and estates around the world, from the South of France to the US. Now I bring that experience to the Lake Norman and Charlotte areas.
I built Vantesso to explain what this work actually involves, because most homeowners here have never come across the role and there is little useful information about it locally.
Today I work as an estate manager with Alerion Estate Management, looking after a small number of homes on Lake Norman.
